I led a field engineering crew at Southern California Edison. I clerked on construction-defect cases, made Law Review, passed the patent bar, and passed the California Bar on my first try. When I read your contract, your inspection or your permit history, I’m reading it as an engineer, a lawyer and a broker at the same time.
Commitment
I founded this firm in 2006 and I’ve worked every San Diego market since: the crash, the recovery, the boom and the rate shock. Many of the people I sell for were my buyers first. That only happens when you’re still around, and still picking up, years after closing.
Ethics
Two licenses, more than twenty years, and a clean record on both. Sometimes the honest answer is “don’t sell yet,” or “walk away from this one.” I’ll tell you, even when it costs me the deal. Especially then.
Professionalism
Every listing gets its own website, real photography and film, and when the numbers matter, a financial calculator built for that one property. Every client gets a straight answer. None of that is extra. It’s what doing the job right looks like.
Fiduciary Duty
In law, a fiduciary duty is the highest duty one person can owe another: your interests before mine, full disclosure, total loyalty. Most agents know the phrase. I was trained as a lawyer to know exactly what it demands, and I hold myself to it on every deal. There is one person I work for.

Prem has an extensive real estate background. He started his legal career as a law clerk in construction defect litigation, then practiced as an attorney specializing in intellectual property — work that included real estate cases. Prem went on to form his own company in 2006 prior to joining Compass. He is a frequent speaker on real estate trends in the San Diego marketplace and has been featured on multiple television stations as a local real estate expert.
